What I Appraise For

Purpose-built appraisal reports

Every report is tailored to its intended use — because the right methodology depends on whether you're insuring, donating, dividing, or disputing.

Insurance Scheduling

Detailed item-by-item documentation to support policy scheduling and claims — protecting what you own against the moments you hope never come.

Estate Tax & Planning

Defensible fair-market-value appraisals for federal estate tax, step-up in basis, trust distributions, and proactive estate planning.

Charitable Donation

IRS-compliant qualified appraisals for non-cash charitable contributions over $5,000 — including Form 8283 support.

Equitable Distribution

Impartial valuations for divorce, dissolution, and family settlements — so property can be divided fairly and without unnecessary dispute.

Damage & Loss

Pre- and post-loss valuations for casualty claims, flood and fire damage, shipping loss, and related insurance matters.

Liquidation & Sale

Market-grounded guidance when property needs to move — downsizing, estate dispersal, or marketable cash-value assessment.

About Pat

Two decades of independent, accredited appraisal work.

Patricia Lanigan, AM, has been an independent appraiser since 2001 and has been consulting in the field since 1993. She is an Accredited Member of the American Society of Appraisers, past president of ASA's Long Island Chapter 072, and has taught and written for the appraisal community throughout her career.

Every report she issues is USPAP-compliant, signed under her professional responsibility, and built to stand up to the use for which it was commissioned — whether that's an IRS review, a probate court, or a dining-room-table conversation.

"An appraisal is only as good as the evidence and the integrity behind it. My job is to give you both — clearly written, properly supported, and defensible if anyone ever needs to look closely."
